Done right, metal is the longest-lasting roof on this coast. Done cheaply, salt air will find the fasteners within a few seasons.
Metal does the two things a coastal roof most needs. It handles wind uplift far better than a sealed-strip shingle system, because a standing seam panel is mechanically locked rather than glued down, and there is no individual tab for wind to peel. And it sheds wind-driven rain without relying on the overlap of hundreds of small pieces.
It also lasts. A properly specified metal roof will comfortably outlive two shingle roofs in Gulf Shores, and it does not lose granules, curl or go brittle under UV the way asphalt does here.
The trade-offs are real and worth stating: it costs more up front, it is noisier in heavy rain unless properly decked and underlaid, and a bad installation is harder to fix than a bad shingle installation.
Not the panel profile. Not the colour. The coating and the fasteners.
Airborne salt is relentless and it goes after the weakest metal on the roof first. That is almost always the fastener — and a roof with excellent panels and mediocre screws will stain, then weep, then leak, long before the panels themselves are anywhere near finished. Dissimilar metals in contact will also corrode each other galvanically, which is why what the flashing, the fasteners and the panels are each made of has to be considered together rather than separately.
This is why we will not simply price-match a metal roof quote without knowing what is in it. Two metal roofs at the same price can have completely different service lives within a mile of the beach.
If you are within sight of the water, ask every bidder two questions: what the fasteners are made of, and what the coating system is. If the answer is vague, that is your answer. A metal roof is a twenty-plus-year decision and the difference between specifications is invisible on day one.
Standing seam conceals the fasteners under the locked seam, so there is no exposed screw and no exposed gasket anywhere in the field. On the coast this is the meaningful advantage — exposed fastener systems rely on hundreds of rubber washers, and rubber washers are the part that fails first in this UV and salt.
Exposed fastener panels cost noticeably less and are perfectly sensible on outbuildings, workshops and agricultural structures. For a primary residence near salt water, the long-run maths usually favours standing seam.
If you like the performance of metal but not the look, stone-coated steel gives you a metal substrate with the appearance of shingle or tile.
A metal roof will often reduce your premium, and a roof built to the FORTIFIED standard triggers a discount that Alabama law requires insurers to give — up to 35% on the wind portion. Metal and FORTIFIED are not the same thing, and metal does not automatically qualify. If lowering the premium is a goal, ask us about FORTIFIED alongside the metal quote.
Usually the fasteners corroding rather than the panels. Fixable early; expensive once it has been running for years.
On exposed-fastener roofs this is the main failure mode and it accelerates fast near salt water.
Sealant is a maintenance item, not a permanent detail. It needs checking every few years.
Waviness is cosmetic; a lifted or unlocked seam is not, and it needs looking at before the next storm.
If the roof is coming off regardless, this is the moment to price metal against another shingle roof.
Worth pricing metal and FORTIFIED together and asking your agent to quote both.
Metal roofing specification on the coast is a genuinely different exercise. The right panel, coating and fastener combination a hundred miles inland can be the wrong one in Gulf Shores, and the consequences take three to five years to appear — long after a non-local installer has stopped answering the phone.
