Flat Roof & TPO Roofing in Gulf Shores, AL

Low-slope roofs fail differently from pitched ones — slower, quieter, and usually because water is sitting somewhere it should have drained from.

Where Flat Roofs Show Up Here

Gulf Shores has more low-slope roofing than people expect. Commercial and retail buildings along the Highway 59 corridor, condo and multi-unit buildings, and a great many residential additions — porches, sunrooms, carports and flat-roofed extensions bolted onto pitched houses.

That last category causes the most trouble, because the weak point is almost never the flat membrane itself. It is the transition where the low-slope section meets the pitched roof or the wall. Get that detail wrong and it will leak regardless of how good the membrane is.

TPO, and Why Colour Matters Here

TPO is a single-ply thermoplastic membrane, heat-welded at the seams rather than glued. The welded seam is the main reason it has largely displaced older built-up and torch-down systems — a properly welded seam is effectively a continuous sheet, and seams are where low-slope roofs leak.

On the Gulf Coast the other advantage is reflectivity. White TPO reflects a large share of solar heat rather than absorbing it, which measurably reduces cooling load on a building that spends six months a year under this sun. On a commercial building with a big flat roof, that is a line on the power bill, not a talking point.

We also work with modified bitumen and other low-slope systems where they suit the building better — smaller residential sections in particular do not always want TPO.

Ponding Is the Thing to Watch

A low-slope roof is not a flat roof. It is built with fall, and it is designed to drain. When water is still standing 48 hours after rain, something has gone wrong: a blocked drain or scupper, a sagging deck, or a design that never had enough fall to begin with.

Standing water shortens membrane life, magnifies UV damage, adds significant weight to the structure, and turns any small seam defect into a permanent leak rather than an occasional one. In this climate it also becomes a mosquito problem within days.

Fixing ponding is usually about drainage and fall rather than about the membrane, which is why "just re-coat it" often does not solve anything.

Water still standing two days after rain? That is not normal and it is shortening the life of the roof right now. Free inspection — call (251) 313-4853.

Skylights

Skylights live on this page because in practice most skylight problems are flashing problems, and the ones we see most are on low-slope and transition areas.

A skylight is a hole cut in a roof, and the flashing kit around it is doing all the work. On the coast the failure sequence is predictable: UV and salt degrade the seals and the perimeter flashing, wind-driven rain gets past them, and the homeowner assumes the skylight unit itself has failed when usually it has not.

We repair and replace skylight flashing, and we replace units where the glazing or the frame really has gone. If a skylight is being removed rather than replaced, we close the opening and tie the deck and covering back in properly rather than patching over it.

Signs You Need Flat Roof Work

Water standing after 48 hours

The clearest signal of a drainage or fall problem, and it degrades the roof continuously.

Seam separation or lifting edges

Seams and perimeters are where single-ply systems fail. Catch it early and it is a small repair.

Blisters or bubbles in the membrane

Usually trapped moisture beneath the membrane, which will spread if left.

Interior stains near a wall junction

Points at the transition detail rather than the field of the roof.

A chalky, brittle surface

UV degradation. The membrane is approaching the end of its service life.

Leaking around a skylight

Almost always the flashing rather than the unit — and usually repairable.

Why It Matters That We Are Local

Low-slope roofing on the coast has to handle water arriving sideways and sitting still, sometimes in the same week. The transitions, the drainage detail and the perimeter are where it is won or lost, and those are exactly the details a crew used to pitched inland roofs tends to under-build.

Our office is at 1404 W 1st St Unit B, Gulf Shores, AL 36542. We are not dispatching a crew from another state after a storm and we are not guessing at what Baldwin County requires — Gulf Shores is where we work every week. Call (251) 313-4853 and you will be talking to somebody who knows the difference between a West Beach roof and one north of the Intracoastal.

Questions

Flat & TPO Roofing FAQs

How long does a TPO roof last?
A well-installed TPO system on a properly draining deck gives many years of service. What shortens it dramatically is ponding water, so drainage matters more than the membrane brand.
Can you repair a flat roof or does it need replacing?
Seam repairs, patches and flashing work are routine and often the right answer. If the membrane is chalky and brittle across the whole roof, or the deck is saturated, it is a replacement.
Why does my flat roof keep leaking in the same spot?
Usually because the leak is at a transition or a penetration rather than where the stain appears, so the patch keeps going in the wrong place. That is a diagnosis problem, not a materials problem.
Is a white roof worth it on the Gulf Coast?
On a large flat commercial roof, the reduced cooling load is a real and measurable benefit under this much sun.
Do you fix leaking skylights?
Yes. Most skylight leaks are flashing failures rather than failures of the unit itself, and flashing is repairable.
Can a flat roof be made FORTIFIED?
The FORTIFIED Roof standard and the Strengthen Alabama Homes grant are aimed at single-family homes; low-slope commercial roofs are a different conversation. Ask us about your specific building.
