How Long Does a Roof Last on the Gulf Coast?

Less than the number on the wrapper. Here is the realistic answer for Gulf Shores, and what actually moves it.

The short version: a shingle sold as a 30-year product will typically deliver 15 to 20 years on the Alabama Gulf Coast. That is not a defect and it is not a scam — it is what this climate does to asphalt.

Realistic Numbers for This Coast

  • Three-tab asphalt shingles — 12 to 15 years, and effectively obsolete here under the current wind code.
  • Architectural shingles — 15 to 20 years, against 25 to 30 in a temperate climate.
  • Stone-coated steel — substantially longer than asphalt, given correct coastal specification.
  • Standing seam metal — the longest-lived common option here, again subject to the coating and fastener specification.
  • TPO and low-slope membranes — highly dependent on drainage. Standing water shortens membrane life dramatically.

The Four Things Eating Your Roof

UV and heat. The Gulf Coast gets a punishing amount of sun. UV breaks down the asphalt binder in shingles, granules shed, and the mat underneath goes brittle. This is the single largest factor in asphalt roof life here.

Salt. Airborne chloride corrodes fasteners, flashing, drip edge and any exposed metal, and it reaches well inland of the beach itself. A roof frequently fails at its metal components long before the covering is worn out.

Humidity and wetting cycles. Roofs here get soaked and baked repeatedly. That cycling causes expansion, contraction and eventually curling — and any moisture that gets into the assembly does not dry out.

Storm wind. Every named storm that breaks shingle seals shortens the roof’s remaining life, even where nothing visibly comes off. A roof that has been through several seasons of that is older than its age.

What You Can Actually Control

Ventilation. The most under-appreciated factor. An under-ventilated attic superheats the underside of the roof deck and cooks shingles from below, and it can take years off a roof. We check ventilation on every estimate for exactly this reason.

Installation quality. Six nails rather than four, synthetic underlayment, correct starter course and properly detailed flashing. These are code requirements in Baldwin County and they materially affect how long the roof lasts, not just whether it survives one storm.

Maintenance. Clearing gutters twice a year, replacing pipe boots when they harden, keeping branches off the roof plane, and getting a free inspection after storms so small failures get caught small.

What you choose. If your lot is exposed and you are staying, a longer-lived system is worth pricing. See metal vs. shingle.

A useful rule for this coast: once a roof passes 15 years, switch from waiting-for-a-leak to annual inspections. That is the point at which finding problems early starts paying for itself.

How to Tell Where Yours Is

Age is a guide, not a verdict. What matters is condition: are the shingles still flexible or have they gone brittle, are they still sealed or do they lift by hand, how much granule is in the gutters, are the pipe boots intact, and is the deck still solid underfoot.

A fourteen-year-old roof on a shaded, well-ventilated inland house may have years left. A ten-year-old roof on an exposed beachfront lot that has been through two named storms may not. That is why we get on the roof rather than asking how old it is.

Making the Next One Last Longer

When you do replace, the assembly matters more than the brand. A sealed roof deck, ring-shank fasteners at tighter spacing, enhanced edge metal and vents that resist wind-driven rain — that is the FORTIFIED specification, and it is the difference between losing a roof covering in a storm and losing the inside of the house.

With up to $10,000 in grant money on an eligible owner-occupied home and a state-mandated insurance discount of up to 35%, it is worth asking about before you replace rather than after.

Want Somebody to Just Look at It?

We do free roof inspections across Gulf Shores, Orange Beach, Fort Morgan, Foley and the rest of south Baldwin County. We get on the roof, photograph what we find, and tell you what it actually needs — including when the answer is nothing. Call (251) 313-4853 or request an estimate.

Questions

Common Questions

How long should a shingle roof last in Gulf Shores?
Realistically 15 to 20 years for architectural shingles, rather than the 25 to 30 on the packaging.
Why do roofs fail faster on the coast?
UV and heat, salt corrosion of the metal components, repeated wetting and drying in high humidity, and cumulative storm wind breaking shingle seals.
Does attic ventilation really matter?
Significantly. Poor ventilation superheats the underside of the deck and cooks shingles from below. It is one of the few roof-life factors a homeowner can actually fix.
My roof is 12 years old. Should I replace it?
Not on age alone. Get it inspected — condition is what matters, and plenty of twelve-year-old roofs have good life left.
