Perdido Pass took a 123 mph gust during Hurricane Sally. We work the roofs that were standing underneath it — and we are ten minutes away.
Orange Beach sits between the Gulf and the back bays — Cotton Bayou, Terry Cove and Wolf Bay — with Perdido Pass cutting through to the east and Perdido Beach Boulevard running the length of it. There is water on effectively every side, and very little between the Gulf and the first row of buildings.
That exposure is not theoretical. During Hurricane Sally on September 16, 2020, the highest gust recorded in the area — 123 mph — was measured on the east side of the Perdido Pass Bridge, right here. Sustained hurricane-force winds ran 75 to 85 mph across southern Baldwin County, and roof and siding losses were widespread.
Roofs in Orange Beach are not replaced when they wear out. They are replaced when a storm decides they are finished.
Orange Beach is dominated by condo towers, multi-unit buildings and vacation rental property. In practice that means most of our work here involves an association, a management company, or an owner who lives in another state and has never stood on the roof.
So the useful deliverable is usually documentation before it is construction: photographed condition, remaining service life, and a prioritised scope that a board can vote on or an absentee owner can approve. We do a lot of that, and we schedule the actual work around booking calendars rather than around our convenience. See commercial and condo roofing.
One thing worth flagging for rental and condo owners: the Strengthen Alabama Homes grant is for owner-occupied single-family homes, so it generally will not apply to an investment property. The FORTIFIED construction standard still can, and the insurance discount may still be worth asking your carrier about.
The perimeter and the ridge. On an exposed building, uplift is highest at the edges and the ridge, and that is where damage starts — not in the middle of a slope.
Fasteners. Orange Beach is surrounded by salt water. Exposed fasteners, flashing and any unprotected metal corrode faster here than almost anywhere else we work, and a corroded fastener is a released shingle in the next storm.
Wind-driven rain at penetrations. Pipe boots, vents and skylight flashing let horizontal rain in long before a roof is technically "failed."
Lifted-but-present shingles. The damage nobody sees. Wind breaks the seal, the shingle lies back down, the roof looks fine, and it leaks six weeks later after the claim window has narrowed. Get a free post-storm inspection even if it looks untouched.
After any named storm in Orange Beach, get the roof documented. Free inspection, photographs you keep, and a scope your insurer can work from — (251) 313-4853.
Most of our Orange Beach work is roof replacement and storm damage repair, along with roof repair, FORTIFIED roofing and the $10,000 grant that goes with it, metal roofing specified for salt exposure, commercial and condo roofing, gutters and siding. Start with a free inspection if you are not sure what you need.
Every roof we install meets Baldwin County’s requirements: rated for 130 mph or greater, ASTM D7158 Class H or D3161 Class F shingles, high-wind installation with a minimum of six nails, and synthetic underlayment — asphalt felt is not permitted on new installations anywhere in the county.
Orange Beach is a few minutes east of our base. We also work Gulf Shores, Fort Morgan out along Highway 180, and Foley, Elberta, Bon Secour and Magnolia Springs inland.
Condo, rental or your own house — we are minutes away and the inspection is free.
